Tuscan Club Estates is the only exclusive development of its kind in the greater Sioux empire, which features a distinctively-designed community of Tuscan-themed residences. There simply isn't anything like it within thousands of miles! |

What is the price range for these homes? |

Our prices start at $299K for Residence Plan 5 and $319K for Residence Plan 6 - and range up to $629K for Residence Plan 2. Plans 5 and 6 are our entry-level offerings, with approximately 2650 to 2800 square feet of finished living space. |

How many homes will be built? |
|
A total of sixteen (16) homes will be offered at Tuscan Club Estates. Currently Residence Plan 1 is featured as our 'model home', with 13 home sites still remaining and available for purchase. |

How many different design plans are there to choose from? |
|
We have a total of eight (8) distinctive residence plans to select from. Plans 1-4 are our premium category, averaging around 4100 square feet of finished living space. Plans 5/6 are our entry-level offerings, averaging approximately 2750 square feet of finished living space, and Plans 7/8 are our intermediate offerings, with approximately 3200 square feet of finished living space. |

What are the standard features of these residences? |
|
All homes will feature authentic 'contemporary Tuscan' exterior design architecture, and most will have integrated courtyards, loggias (balcony decks) and porticos (patios). In addition, most homes will have Pella®-brand wood-framed windows and 8-foot high doors throughout. |

How large are the home sites? |
|
Our home sites will average 13,000 square feet, or roughly one-quarter (.25) acre each. Four home sites situated at the end of the cul-de-sac will offer lots of almost one-half acre (.50) each. |

Can I choose a specific plan for a particular home site? |
|
Each home will be designed to best suit the specific lot and location - buyers will only need to decide which floorplan and location is most suited to their personal preferences. |

What are some of the special features of the interior? |
|
There will be gracious formal and informal areas with high dramatic/vaulted ceilings, as well as interior courtyards and additional lower level living spaces. Additionally, there are many options available, so that any model selected may be customized or modified (within reason) to suit the taste or functional requirements of the buyer. |

Will these homes offer basements or below ground areas? |
|
All homes will feature finished lower-level living space, in a 'garden view' walkout configuration. The lower-level portico (patio) is several feet below grade, partitioned by a concrete retaining wall. |

Will there be an organized homeowners’ association? |
|
There will be an HOA at Tuscan Club Estates in order to maintain the long-term integrity of the development, as well as to maintain the recreational and common areas. The purpose of the HOA is to maintain a reasonable common standard for the community and to ensure the long-term integrity of the development. Fees are estimated to be in the range of $50 to $80 per month, and will be used entirely to fund all recurring maintenance expenses. All homeowners are encouraged to participate in the development of the HOA so that it serves the best interest of the families residing here. |

What are the amenities in the recreational areas? |
|
In the open space adjacent to the model home, the proposed recreational areas will consist of expansive lawn areas with the potential for picnic tables, benches and possibly even a play area for children. Original plans for a clubhouse and pool on the opposing side of the street (from the model home) have been postponed indefinitely due to an insufficient level of interest based on surveys of potential buyers. Will this development be a gated neighborhood? |
|
Tuscan Club Estates will not be a private or gated community - however, we will be constructing a 'walled' main entrance at West 85th Street to present the development with a more exclusive and 'private' look. A rendering of a proposed formal entrance will be presented shortly on this website. |

How long has CRC Property Group been building homes? |
|
Although we are a relatively new company to the Sioux Falls building community, the founding members of CRC Property Group LLC have extensive prior experience in residential construction, having built several custom (spec) homes during the past decade for clients in the southern California (San Diego) area.

Will an interchange be built to connect West 85th Street to I-29? |
|
According to the latest information, an interchange will eventually be constructed and connect to interstate I-29 at the west end of 85th Street. There is no specific timeframe for this activity, and more information may be found in this recent (January 31, 2010) article on the ArgusLeader.com website. |
